As intervenções de reabilitação do património construído, quando realizadas de forma sustentável, tornam-se oportunidades e desafios únicos para a conservação de uma identidade e renovação dos recursos históricos, juntando qualidade ambiental, social e económica, à qualidade arquitetónica. Assim, o principal objetivo deste trabalho foi, para além de desenvolver e aprofundar conhecimentos nas áreas da reabilitação e sustentabilidade, enquadrar e acompanhar o processo de reabilitação e os seus sistemas construtivos, com os parâmetros da construção sustentável e acompanhar de forma ajustada e particular uma obra. O caso de estudo desta dissertação é uma intervenção no centro histórico do Porto, num edifício de habitação burguesa representativa do conjunto edificado que caracteriza a cidade. Nesta dissertação procurou-se enquadrar e tipificar o edifício em estudo de forma a tentar data-lo. De seguida foi feito um levantamento das características originais do edifício, assim como do seu estado de conservação ao início da intervenção, através de dados fornecidos pelas entidades responsáveis pelos projetos, empreitada e por registos da Câmara Municipal do Porto. Foram também elaboradas sínteses sobre os atuais conceitos de reabilitação e sustentabilidade na construção civil através de bibliografia afeta aos temas, e por fim são discutidos os sistemas construtivos adotados na obra através de dados fornecidos pelas entidades e por um contacto direto e registo fotográfico do acompanhamento da obra. Com base na bibliografia e documentação consultada, verificou-se a importância destes edifícios burgueses ao longo da história da cidade do Porto, sendo eles os grandes caracterizadores da imagem da cidade e de uma forma de construir. Tornando-se assim fundamental a preservação desta identidade nos dias de hoje, não obstante da realidade que estes mesmos edifícios terem de se adaptar às necessidades atuais. A reabilitação torna-se assim num desafio único, que deve conciliar o novo com o antigo, permitindo sempre que o edifício possa voltar às suas características originais após uma intervenção e que os seus sistemas construtivos e a sua imagem final não entrem em conflito com o existente. É também um desafio único, a reabilitação, se a ela forem acrescentadas as preocupações de sustentabilidade, onde de diversas formas se podem criar estratégias para melhorar o desempenho do edifício através do que ele próprio ainda pode dar à cidade e ao ambiente.
Interventions for rehabilitation of built heritage, when carried out sustainably, become opportunities and unique challenges to the conservation of an identity and renewal of historical resources, bringing together environmental, social and economic quality, architectural quality. Thus, the main objective of this work was, in addition to developing and deepening knowledge in the areas of rehabilitation and sustainability, frame and follow the process of rehabilitation and their constructive systems, with the parameters of sustainable construction and track so adjusted and particularly a piece. The case study of this dissertation is an intervention in Porto's historic centre, in a building of bourgeois representative housing built set that characterizes the city. In this thesis we tried to frame and define the building in study in order to try to date it. Then was made a survey of the building's original features, as well as its state of conservation at the beginning of the intervention, through the data provided by the entities responsible for projects, works and by records of the Câmara Municipal do Porto. Were also produced phytochemical about current concepts of rehabilitation and sustainability in construction through bibliography affects to the themes, and finally are discussed the constructive systems adopted in the work through data provided by entities and by direct contact and photographic record of the monitoring of the work. Based on bibliography and documentation consulted, there was the importance of these bourgeois buildings throughout the history of the city of Porto, being the big city's image and characterize a form of build. Thus becoming essential to the preservation of this identity these days, notwithstanding the fact that these same buildings having to adapt to current needs. Rehabilitation thus becomes a unique challenge, which must reconcile the new with the old, allowing each time the building can return to their original features after an intervention and its constructive systems and your final image do not conflict with the existing. It is also a unique challenge, rehab, if her are added where sustainability concerns in a number of ways you can create strategies for improving the performance of the building through which he can still give the city and the environment.
