A reabilitação de edifícios é um tema muito vago, que na presente dissertação será abordado de forma a caracterizar o parque edificado a nível quantitativo, censo 2001, a nível das áreas úteis, dados 2010, e o parque habitacional onde será distribuída a população pelos tipos de habitações, de ocupações e a taxa de sobrelotação e de privação habitacional. O estado da reabilitação na Europa é representado pela produtividade do sector da construção na área de Reabilitação. A reabitação de edifícios em Portugal até à atualidade ainda é pouco explorada, mas o estado de degradação dos edifícios é cada vez mais elevado, neste sentido será apresentado o número de edifícios construídos até 2011, censo 2011, os tipos de estruturas e de revestimentos mais utilizados nessas construções, o estado de conservação destas construções e os incentivos à reabilitação. O estudo de dois edifícios de serviço, destacam-se nesta dissertação, sendo o primeiro edifício localizado no centro da cidade Évora, classificado pela Direção-Geral do Património Cultural, que dispõem de diversas patologias provocadas essencialmente a nível das coberturas pela degradação dos revestimentos, algerozes com dimensões desadequadas, telhas partidas, entre outras, nas quais foram apresentas as medidas corretivas adotadas que se prende com a aplicação de painel sandwich, subtelha e telha cerâmica de canudo, e a correção das patologias detetadas no interior. Neste edifício foi ainda implementado um sistema de microgeração, no jardim que pertence ao imóvel. No outro caso, o edifício de serviço localizase na zona industrial de Castelo Branco, na qual apresenta anomalias no funcionamento do sistema de climatização, onde será apresentado a análise do funcionamento do sistema de climatização e a medidas de melhoramento, incluindo algumas fotos termográficas e gráficos da observação de funcionamento como também um mapa de identificação global de prioridades para se intervir no sistema de climatização. Ambos os edifícios contêm uma análise do Certificado de Desempenho Energético e da Qualidade do Ar Interior no intuito que avaliar quais as melhorias que beneficiam de uma redução da fatura da energia, tornado o edifício mais sustentável.
Abstract: Rehabilitation of buildings is a theme too vague, which in this dissertation will be approached in order to characterize the Park built the quantitative level, 2001 census, and the level of useful areas, 2010 data, the housing stock which will be distributed to population by type of dwelling and occupation and exploited the rate of overcrowding and housing deprivation. The study of two service buildings, stand out in this dissertation, the first building located in Évora's city centre, sorted by the Directorate General of Cultural heritage, which feature various pathologies caused essentially the level of degradation of coatings, roofing downspouts with inadequate dimensions, broken tiles, among others, in which introduce corrective measures were adopted concerning the application of sandwich panel, subtelha and ceramic tile of straw, and the correction of pathologies detected inside. This building was sti ll implemented a Microgeneration system, in the garden of the property. In another case, the service building is located in the industrial area of Castelo Branco, which has deficiencies in the operation of the HVAC system, where the analysis of the operati on of the HVAC system and improvement measures will be presented, including some photos thermographic and graphic observation of operation as well as a map of global identification of priorities to intervene in the HVAC system. Both buildings contain an analysis of the energy performance Certificate and indoor air quality in order to assess what improvements that benefit from a reduction in the energy bill, making the building more sustainable.
