Uma das maiores dificuldades que se apresenta a uma análise de mercado da habitação, é a heterogeneidade deste bem (nenhuma habitação é igual a outra). Isto dificulta a definição da quantidade de procura e da oferta que estabelecem o preço de venda da habitação. Este trabalho analisa o preço que os indivíduos estão predispostos a pagar por uma moradia, na ilha de S. Miguel, tendo em conta as características da mesma. O estudo é desenvolvido com base no Modelo dos Preços Hedónicos, desenvolvido por Rosen. Os resultados indicam que o preço que as pessoas estão dispostas a pagar por uma moradia varia com a idade da mesma, o número de quartos de dormir e de casas de banho, a existência ou não de garagem, o seu destino (para habitação própria e permanente, secundária ou arrendamento) e com a sua localização. Além disso, o estado civil e o sexo do inquirido, a dimensão e o rendimento líquido mensal do seu agregado familiar, o número de filhos em idade escolar afectam a disposição do indivíduo para pagar por este bem.
ABSTRACT: One of the biggest difficulties that it present to an analysis of the house’s market, is the heterogeneities of this good (no habitation is equal to another one). This makes it difficult to define the amount of search and offer necessary to establish the selling price of the housing. This work analysis the price that the individuals are prepared to pay for a housing, in the island of S. Miguel, bearing in mind the characteristics of the habitation. The study is developed having as basis the Model of the Hedonic Prices, developed by Rosen. The results show that the price that people are willing to pay for a housing varies in accordance its age, the number of bed and bathrooms, the existence or not of a garage, its purpose (if permanent, secondary or lease) and its location. Besides, that the marital status and the sex of the inquired one, the size and the monthly income of the family unit and the number of children at school affect the individual’s willingness to pay for this good.
