Para uma melhor compreensão do processo conducente à realidade da urbanização dispersa que ocorre um pouco por todo o País, nomeadamente nas imediações das cidades médias, torna-se necessário identificar os elementos do mercado imobiliário que compõem a dinâmica deste fenómeno: os produtos imobiliários, os agentes envolvidos e os processos imobiliários responsáveis pelo processo de desenvolvimento e transformação urbana. Parte-se de uma base de referência teórica que identifica e sistematiza as tipologias de produtos imobiliários, as diversas funções que caracterizam a actuação dos agentes envolvidos e as operações imobiliárias que poderão ocorrer na dispersão. É com esta base que se parte então para o terreno, confrontando-a com a realidade, fundamentando-se não só o quadro teórico mas aprofundando-se as relações entre os elementos teorizados, descortinando a realidade da dinâmica imobiliária presente no processo do povoamento disperso. O objecto de estudo é materializado através da análise do mercado imobiliário nas áreas dispersas da Cidade Alargada de Aveiro-Ílhavo, sendo o objectivo apresentar uma metodologia prática de análise do mercado imobiliário de áreas dispersas. ABSTRACT: For a better understanding of the process leading up to the reality of urban dispersion that occurs all over the country, particularly in the outskirts of medium-sized cities, it becomes necessary to identify the real estate market elements that are a part of this phenomenon dynamics: the real estate products, the stakeholders and the processes responsible for real estate development process and urban transformation. It starts with a basic theoretical framework that identifies and systematizes the types of real estate products, the various functions that characterize the behavior of stakeholders and the real estate transactions that may occur in the dispersion. This is the basis to apply confronting it with reality and justify not only the theory but deepening the relations between the elements theorized, revealing the reality of the real estate dynamic in the process of dispersed settlement. The study object is materialized through the analysis of the real estate market in dispersed areas of the Extended City of Aveiro-Ílhavo, aiming to present a practical methodology for analyzing the real estate market in dispersed areas.
