The baldio is a form of common property land in Portugal. These lands have a regime of private property by a group of stakeholders who share the same territorial base: a village, part of or one municipality (freguesia)or several municipalities. The theoretical problems most relevant to the origin and statue of baldios, discussed with reference to their recent past and present situation, allows the reconstruction of the framework to be used. Using data from a survey carried out in 2000 of all 820 baldios identified in the Northern region of Portugal, we built a framework for studying the management institutions subjecting them. The method uses correspondence analysis to identify the main differences between management institution types and connections with a set of identified management and use outcomes. The main six distinct management forms identified are different with respect to their historic and legal origin. The survey data allows the description of the relations between the management institutions and the management outcomes like the capacity to produce sustainable benefits, mode of benefit appropriation by stakeholders and their collective relevance.The differences found relate to baldio characteristics and evolution, its legal status and the role of the State (forestry agency) in the co-management forms.
