An analysis of the Brazilian REITs

Resumo:To contribute to the literature about the Brazilian Indirect Real Estate market, this paper studies the impact of diversification strategy and full control / ownership of properties on the performance of Fundos de Investimento Imobiliário (FIIs), the Brazilian version of REITs. I collected information about 110 FIIs and the quantitative analysis suggests that both diversification strategy and full control of properties negatively impact performance of FIIs. Considering past researches, the results are unexpected and indicate that Brazilian REITs are different.
